6. Owning rental real estate is a lot of headaches

There are all the costs, tenant difficulties, maintenance, at times empty units. I'm sure there are success stories, AirBnb rentals, but also horror ones. A tenant can do anything. I saw a case where the tenant absolutely filled the property with disposal trash. He was accepting fees from people dumping their trash there. Then his lease ran out and he left. The actual owner was stuck with the cleanup.

And after maintenance, real estate taxes, fees, insurance, depreciation, contractor emergency repairs, and income taxes, what are you left with? There was a YouTube video by Slim somebody or other. He said if you walk away with 8-10% that's an average year. More lucrative opportunities in stocks, options, hedging.
